Pembroke College’s Mill Lane development closes gap on Clare College’s new River Wing

Mill Lane development 5/2 from 3/1; BEAM Hertfordshire and Lion Green Road both on the drift.

Spokesperson for William Hill, Lee Phelps, said: “Clare College, Cambridge’s River Wing development, still heads our market at 2/1 to win the 2026 RIBA Stirling Prize, but its advantage is being chiselled into with Pembroke College, Cambridge’s Mill Lane development, shortening into 5/2 from 3/1.

“There hasn’t been much movement in the market since the contenders were announced, but BEAM (4/1 out to 5/1), a rejuvenated community hub and Lion Green Road (5/1 out to 6/1), a suburban housing development of 157 dwellings, are both outsiders in the market with their prices lengthening since betting opened.”

2026 RIBA Stirling Award

River Wing, Clare College – 2/1
Pembroke, Mill Lane, Cambridge – 5/2
Paddington Square – 3/1
A house at Fairmead, High Beach, Epping Forest – 4/1
BEAM, Hertfordshire – 5/1
Lion Green Road – 6/1
